The office

Run the books,
not the rumor mill.

RMY PROPERTIES, LLC treats every engagement like a key register: each property gets its own file, each owner a written agreement, each dollar a ledger line. Forty-five scopes across four drawers — management, appraisal, escrow and agency — all bound by one standard: it isn't real until it's in writing.

We work from 6457 W Parkway Blvd, West Valley City, Utah 84128. This website describes our scope of services — it is not a management contract, not a listing agreement, and not a trust account. Engagements, fees and fiduciary duties are set in signed documents at the office.

Paper before keys

No property is touched until the management or agency agreement is signed. Verbal understandings don't open doors — signed documents do.

Trust money stays sacred

Escrow funds, deposits and owner disbursements live in segregated accounts, reconciled on schedule. Commingling is not a rounding error — it's a firing offense.

Report what the register says

Owners get the numbers as the books show them: occupancy, arrears, maintenance spend, reserve position. No lipstick on the ledger.

Asked at the front desk

Before you hand over keys.

Is this website a management agreement?
No. The cabinet lists our scope of services only. Management authority, fees, reporting duties and trust arrangements are set in a written agreement signed by both parties — never from this page.
Do you sell real estate?
Our drawers cover management, appraisal, escrow, listing, landman and consulting scopes. Brokerage activity is conducted only where licensed and under written agreements — the website itself sells nothing.
Where do tenant deposits and escrow funds go?
Into segregated trust accounts maintained under applicable law — never into operating accounts, never through this website. The site collects no payments of any kind.
Are appraisals ordered through this site?
No — appraisal engagements are scoped and confirmed in writing. Nothing on this site is an appraisal, an opinion of value, or a substitute for one.
Can I list a property through the contact form?
You can start the conversation — a listing agreement, however, requires signed paperwork, required disclosures and (where applicable) MLS procedures handled at the office.
How do I open a file?
Send the key number through the contact page or to reach.gustav.holm@rmyproper.shop with the property address and what you need managed, valued, listed or held in escrow.
