These Terms of Service govern your use of rmyproper.shop (the "Site"), operated by RMY PROPERTIES, LLC ("RMY", "we", "us"), located at 6457 W Parkway Blvd, West Valley City, UT 84128, United States. The Site was developed by RMY PRO. By accessing or using the Site you agree to these Terms. If you do not agree, do not use the Site.
The Site is a corporate description of RMY's scope of services: residential management (Drawer R), commercial management (Drawer C), appraisal (Drawer A), and escrow & agency work (Drawer E). The Site:
Every engagement requires a written agreement signed by both parties. Nothing on the Site modifies, replaces or overrides a signed contract.
Content on the Site is general information about our capabilities. It is not legal, tax, accounting, appraisal or investment advice, and it is not an opinion of value for any property. Nothing on this Site is an appraisal or a CMA. Licensing status and the availability of regulated services vary by jurisdiction; a scope listing is not a representation that any regulated service will be performed in any particular location.
All management, appraisal, escrow, listing, landman and consulting work is performed under signed agreements specifying duties, fees, reporting and termination. No engagement begins from a website form.
Certain scopes carry express exclusions, including real estate asset management except property management (K-40) and consultants' offices except agents and appraisers (K-35, K-41). Work outside these boundaries is not offered.
Rent, deposits and escrow funds are handled only through lawfully maintained trust accounts under signed instructions. The Site accepts no payments and provides no payment instructions — anyone claiming otherwise is not us.
We keep the Site accurate but make no warranty that it is complete, current or error-free. Scope descriptions summarize categories; the authoritative terms of any engagement are the signed documents, not this Site.

When you email us or submit the key-request form you grant RMY a non-exclusive right to use the content of your correspondence — including property addresses, documents and descriptions — to respond to you and to evaluate and document requested engagements. You represent that you own or control the information you submit and that it does not infringe third-party rights. Do not send payment card numbers, account credentials, government identification numbers, or tenant financial details through the form.
RMY communicates only from @rmyproper.shop addresses and from +1 (325) 936-2192. We will never message you first asking for payment, gift cards, cryptocurrency, wire transfers, rental application fees or account credentials. If you receive such a message, it is fraud — report it and do not respond. This warning matters in real estate: wire-fraud scams impersonating escrow and property offices are common.
The Site's design, layout, graphics (including the key-ring bands and the key cabinet artwork), copy and code are the property of RMY PROPERTIES, LLC and its developer, RMY PRO, protected by copyright and other laws. You may view and print pages for personal, non-commercial reference. No other use — reproduction, republication, redistribution or derivative works — is permitted without prior written consent.
The Site uses Google Fonts and is hosted on Google Firebase. Links to mail clients open your own email application. We are not responsible for third-party content, policies or availability.
THE SITE IS PROVIDED "AS IS" AND "AS AVAILABLE". TO THE FULLEST EXTENT PERMITTED BY LAW, RMY DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, SECURE OR ERROR-FREE.
TO THE FULLEST EXTENT PERMITTED BY LAW, RMY'S TOTAL LIABILITY ARISING FROM YOUR USE OF THE SITE IS LIMITED TO ONE HUNDRED DOLLARS (US $100). THIS LIMIT APPLIES ONLY TO WEBSITE USE — it does not limit obligations under a signed engagement, and it does not apply to liability that cannot be limited by law (including fraud, gross negligence, willful misconduct, breach of trust duties, or statutory liability that survives a contractual cap).
You agree to indemnify and hold harmless RMY and its members, managers and staff from claims, losses and expenses (including reasonable attorney fees) arising from your misuse of the Site, your violation of these Terms, or your infringement of any third-party right.
These Terms are governed by the laws of the State of Utah, without regard to conflict-of-law rules. Exclusive jurisdiction and venue for disputes arising from the Site lies in the state and federal courts located in Salt Lake County, Utah, and you consent to personal jurisdiction there.
We may revise these Terms from time to time. Revisions take effect when posted with a new effective date. Continued use of the Site after a revision means you accept the revised Terms.
